旧城混杂居住街的更新方式研究——以武汉市永清片旧城为例.pdfVIP

摘 要 进入20 世纪九十年代，我国城市化进程加快；旧城区的改造和更新势在必行。 但旧城改造现状令人忧虑，主要体现在商业性的大规模开发对旧城的破坏性改造、 对旧城居民利益的剥夺。这既有社会经济结构的深层次原因，也存在研究方式自身 的局限和不足。本文将通过实地调查研究，探索适合现阶段旧城的更新方式。 本文选取武汉市永清旧城作为研究个案，运用访谈、问卷、数据统计等多种研 究手段，进行实地调查、分析和研究。研究分为两个阶段，在第一阶段永清旧城的 普查后，统计显示旧城存在多样混杂的特点，其中产权混杂的居住街区老化严重， 却又缺乏合适的理论指导更新。第二阶段选取其中的一个街区做了问卷调查，发现 小规模的方式更能维护居民的权益。但是，产权混杂阻碍了小规模改造的进行，通 过理顺产权，本文最后提出了居民组建住宅合作社的方式参与旧城更新的设想。 通过这次永清旧城课题的研究，希望以此作为永清旧城二期改造的铺垫和其他 旧城改造的借鉴，这也是旧城区更新改造的研究方法的一次探索。 关键词：混杂街区 旧城 更新方式 社区 I ABSTRACT With speeding up of urbanization in China since 1990s, reconstruction and renovation of the old city zones has become essential. However, the current situation of the city renovation is not optimistic. Ruinous renovations for commercial purpose and taking away the benefits from the residents who live in the old city zones are two critical facts that the author is concerned about. Both imperfectness of the existing economic structure and lack of effective research strategies applied to city renovation can be main reasons for the barriers in urbanization. In this paper, with field survey and research, the author focuses on exploring proper urban renewal mode in old city zones nowadays. Focusing on the individual case, Yongqing old city in WuHan, the author did field survey, analysis and research by using comprehensive research strategies including interview, questionnaire etc. The search comprises two phases: After a comprehensive field survey for Yongqing old city in the first phase, the collected data show that the old city has a trait of being miscellaneous in which the dwelling blocks that are miscellaneous in proprietor rights are aging too much and lacking in proper theoretical guide
