我国房地产开发企业融资渠道研究 [摘 要] 中国房地产业经过二十余年的发展，已经发展成为一个对国民经济具有重要影响、受到社会普遍关注的产业。房地产开发企业的融资问题一直是个热点问题。由于房地产业是资金密集型行业，在土地开发和商品房经营过程中需要大量资金的投入，需要健全的金融业和资本市场作为其强有力的支撑。不断扩大融资渠道、降低融资成本，是房地产开发企业寻求持续发展路径和提升资本运营能力的必然要求。 本文首先对国内外研究现状进行了归纳总结，简要介绍了房地产企业融资渠道相关概念，重点分析当前和未来房地产开发企业的融资渠道所存在的问题及相应对策。文章针对我国房地产企业融资过程中所存在的融资渠道单一、严重依赖于银行贷款等问题，从构建多元化融资方式、构建房地产企业不同发展阶段的融资渠道组合、优化我国房地产企业融资渠道支撑体系等方面提出了优化我国房地产企业融资渠道的对策措施。 [关键词] 房地产开发企业；融资；融资渠道 Research on Real Estate Enterprise Financing Channels Abstract：After more than twenty years of development, the Chinas real estate industry has developed into an important influence factor of the national economy. The financing problem of real estate industry is always the hot issue. For that, the real estate industry is classified as a capital-intensive industry which needs a lot of fund in the aspect of land exploration and commodity house business, and the finance industry and healthy capital market as its strong support. So whether real estate enterprises have good financial channels influences the sustained and development of real estate. Firstly, the article reviews and analyzes the general theory of financing of enterprise, and then introduces the characters and influential factors of the financing channels of real estate industry; the focus of the paper is on how to resolve issues of the financing channels. Then the Paper brought forward countermeasures aiming to optimize financing channels for real estate enterprises in China. The measures mainly cover three areas: 1.Construction of a widen range of financing mode; 2.the construction of financing channels combination in different development stages; 3.the optimization of China’s supporting system of real estate financing channels.
