交楼遗留问题维保工作流程说明提要:调度组”人员签收”验房单”后当天分类汇总并填制相应表格文件,留存”监理联”后,将剩余一联于4个小时之内派发到相应的工程维修人员手中

交楼遗留问题维保工作流程说明:
(1)业主收楼并领取钥匙后,在验房过程中发现房屋问题,由收楼组陪验人员在《房屋交付验收表》上登记,业主签字认可并留存”客户联”后,将剩余三联当天递交到联络员手中。
(2)联络员签收”验房单”后当天进行分类汇总并填制相应表格文件。
A、属于施工质量问题并可以通过简单维修解决的问题,联络员自己留存”物业联”后将剩余两联于8小时之内递交到调度组人员手中。
B、属于其他类型并不能通过简单维修解决的问题,联络员自己留存”物业联”后,将剩余两联于8小时内递交到”入住工作协调领导小组”人员手中。
(3)”调度组”人员签收”验房单”后当天分类汇总并填制相应表格文件,留存”监理联”后,将剩余一联于4个小时之内派发到相应的工程维修人员手中,同时规定维修时间(最长不得超过2天)。
(4)工程维修人员签收”验房单”工程联后,立即展开维修工作(如有特殊情况,应及时报告给”调度组”人员,由其负责协调解决);同时,联络员应随时跟进房屋维修的进展情况。
(5)房屋维修工作完成后,工程维修人员及时请”调度组”人员在当天对维修工作进行验收。”调度组”人员验收合格后做出相应记录并立即出具”房屋修复完毕通知单”给联络员。
(6)接到”房屋修复完毕通知单”后做出相应记录并立即通知业主前来再次验房,同时必须要求业主对”房屋修复完毕通知单”进行签收。
(7)联络员陪同业主再次验房:如合格,业主签字后照常办理入住手续;如不合格,填制四联”验房单”业主签字认可并留存”客户联”,其余步骤同上述2-6项。
(8)当业主提出赔偿要求时,联络员应将业主的书面意见连同维修处理过程一同上交”入住协调领导小组”。
