本科毕业设计（论文） 物业管理纠纷原因及其对策研究 论文题目 ：物业管理纠纷原因及其对策研究 摘 要 物业管理是随着社会经济的发展和住房制度改革的深入，适应了社会潮流而出现的新型综合性服务业，是城市管理社区管理的重要组成部分。我国的物业管理最早出现八十年代初，在经过了20多年的发展，管理人员的队伍不断壮大，覆盖面不断扩大，由传统的房管式逐步发展为专业化，企业化，一体化招投标的三化一体的物业管理模式。物业管理与住户或业主的关系是十分紧密的，而且涉及到的部门与主体较多，社会的关注度相当高。但是物业管理在我国发展的时间还不够长，因此相关的法律法规还不够健全，物业管理人员及业主和住户之间的旧观念还比较严重，使得物业管理的纠纷不断发生，这些因素严重影响了小区的稳定，人与人的和谐，阻碍了物业管理的健康发展。 本文从物业管理的背景及现状逐步深入地从开发商的遗留问题，物业管理人员服务不到位，服务意识差；业主的消费观念陈旧，法律法规意识淡薄；法律法规完善，政府部门监管和执法能力有待提高等因素，使物业管理纠纷频发，物业管理的投诉始终在各行各业的前列。 针对上面引起物业管理纠纷的因素，提出了与之相应的对策和建议，结合相关实际例子分清纠纷中的责任，明确了开发商、物业服务企业、政府等不同主体之间的权利和义务，提出了解决和处理物业管理纠纷的依据和方法，为有效解决物业管理纠纷，提升物业管理水平，创建和谐小区环境提供保障。 关键词： 物业管理，物业管理纠纷，原因，责任，对策 Abstract Property management is with the development of social economy and the deepening of the housing system reform, to adapt to the social trends and appear a new type of comprehensive services, is the important component of the urban community management .Property management in our country first appeared in the early eighty s, after 20 years of development, management team growing, expanding coverage, gradually developed from the traditional housing type for the professional, enterprise, integration develops itself for the integration of the bidding of the property management mode.
