如何看待房地产热
摘要
自2003年到2007年的近五年时间里,我国房地产行业经历了一轮高速发展,无论是房屋交易价格还是房地产投资规模都出现了前所未有的大幅上涨,主要热点城市房屋价格年均上涨超过20%,“房地产热”席卷全国,一时间“房地产”成为街头巷尾人们热议的焦点。这一轮“房地产热”经过近5年的疯狂发展,2007年末中国地产领军人物——万科地产的王石先生提出了房地产拐点论,一石激起千层浪,围绕“拐与不拐”引发了大规模争论,但2008年随着国际国内经济形势的大环境变化,现在看房地产行业这一轮发展高峰期确实已经过去,出现拐点勿庸置疑,全行业由南至北陷入了深度调整阶段,无论房屋销售价格还是成交量均出现了明显萎缩,房地产行业已不再“热”反而有些“冷”。但通过回顾反思这一轮“房地产热”能带给我们许多启示。

Abstract
In a recent five-year period from 2003 to 2007, Chinas real estate industry has gone through a round of rapid development, both housing trading prices in the real estate have seen an unprecedented surge in investment scale, major hot spots average annual urban housing prices rose more than 20%, the real estate fever sweeping the country, a time of real estate become the focus of people hot around town. This a round real estate hot after near 5 years of crazy development, 2007 late China real estate leading people--vanke real estate of Mr Wang Shi made has real estate inflection point on the, a stone aroused thousand layer waves, around turn and not turn raised has mass controversy, but 2008 as international domestic economic situation of large environment changes, now see real estate industry this a round development peak does has past, appeared inflection point doubt, full industry by South to North into has depth adjustment stage, Housing sales prices still average volume has shrunk dramatically, the real estate industry was no longer hot instead of cold. But by looking back to reflect on this round of real estate fever can bring us a lot of inspiration.
