毕业论文 题 目： 学 生 姓 名： 学 号： 指 导 教 师： 专 业 年 级： 所在学院和系： 完 成 日 期： 答 辩 日 期： 基于BP神经网络模型的西宁市商品房房价预测与评估 摘要 现今，商品房市场作为城市经济体系的一个重要组成部分，它的价格变化跟人民大众的生活息息相关，房地产市场的发展是否健康影响到中国整个经济的前进，所以房价成为人民大众如今的热点话题。近几年，房价经过了高速增长使得政府逐渐加大对房价的调控，以便稳定房价的发展，而从2011年末开始，部分一线城市房价停止了增长的脚步，许多城市房价也跟着缓慢下跌。而本文通过对影响西宁市商品房房价的多种因素进行分析，筛选出影响房价的最主要的几个因素，然后利用建立的BP神经网络模型在matlab软件上进行仿真学习，学习结果呈现有效性后用此模型预测便可得出较准确的西宁市商品房房价的预测值。并且在此基础上对预测值及其走势进行评估，得出结论。 关键词：BP神经网络，房价预测，训练函数，评估 BP NETWORK MODEL-BASED PREDICTION AND EVALUTION OF XINING CITY REAL ESTATE PRICES ABSTRACT Nowadays, the commercial housing market takes an urban economy systems important component. Its change of price is closely linked with masses life. Whether the market of real estate develops health affect the advance of the Chinese entire economy. Therefore the price of houses becomes the masses hot spot topic recently. In recent years, the fast growth of the house price pushes the government to enlarge gradually to the house price regulation, so that stable development of the house price. But starts from at the end of 2011, in a part city the growth footsteps of house price stopped. Many urban house prices are also falling gradually. This article carries on the analysis with several factors and find out the main factors. Then carry on the simulation study using the establishment BP neural network model on the matlab software. After the study result presents the validity, with this model, it forecasts and then may obtain the accurate Xining commercial housing house price the predicted value. At the same time, based on this, it carries on the appraisal to the predicted value and the trend and draws the conclusion.
