基于系统方法论的设施管理系统方案评价研究摘 要随着产业价值链分解和专业化发展，物业管理出现精深精细化趋 势，并从劳动密集型逐渐转化为知识密集型，在物业管理提升的基础 上，产生了一个新型的领域——设施管理系统。 设施管理系统的内 容相当庞大且复杂，从设施建筑的规划，设计，建设，运营管理直到 设施资产的处置，都属于该管理系统范畴。研究并找出一套适用于该 复杂系统的理论方法是非常有必要的。首先本文在系统方法论的指导下，针对设施管理系统这个较复杂 系统，从国内外现状分析了设施管理系统这门独特的学科，在研究设 施管理系统定义和目标的前提下，提出了一个比较完善的系统方案评 价指标体系。其次在建立了系统方案评价指标体系之后，分析和研究传统的系 统评价方法以及传统方法在设施管理系统方案评价中的应用情况，然 后在传统系统评价方法思想的指导下提出了基于逐对比较法和层次 分析法的设施管理系统方案评价方法和评价模型。在本文的最后一章中结合企业实际案例背景，运用文中提出的系 统方案评价模型和方法，对企业实际案例进行系统方案评价指标建 立，评价权重和综合系统方案评价，最后通过具体数据验证评价方法的有效性和实用性。关键词：系统方法论，评价指标，指标权重，逐对比较法，层次分析 法，设施管理系统FACILITY MANAGEMENT SYSTEM SCHEME EVALUATIONBASED ON SYSTEMS METHODOLOGYABSTRACTAlong with the industry value chain decomposition and professional development, property management appear fine tendency, and from labor-intensive gradually transformed into knowledge intensive, in property management, on the basis of ascension produced a new type of field, facility management system.
