中文 中文摘要 重庆大 重庆大学硕士学位论文 I I PAGE PAGE VI 摘 要 我国的房地产市场近年来发展迅猛，但大部分商品房依然采用传统的建造模 式，商品房实现工业化生产对我国的国民经济发展及城市环境的保护具有重大意 义。分析制约我国商品房工业化发展的障碍因素，并提出相应的对策，对推动我 国住宅工业化的发展具有积极意义。 文章采用文献研究法对住宅工业化的国内外发展现状进行了整理和分析，界 定了本文的研究范围，阐述了商品房工业化的相关概念及特点，明确了文章的研 究意义及目的。通过对商品房工业化各参与方的重要程度进行分析，发现政府、 房地产开发企业、购房者在商品房工业化的发展中起到了至关重要的作用；文章 通过文献研究及专家访谈的方法，整理归纳出上述各参与方视角下的障碍因素， 通过调查问卷法及主成分分析法对各方的障碍因素进行降维处理，找出各方障碍 因素的主成分因子。对于房地产开发企业而言，其面临的主要障碍可以分为市场 环境、经济成本、企业管理、市场需求等方面；对于政府而言，主要存在标准化、 政策法规、产业规划、经济激励等方面的不足；对于购房者而言，主要存在认识 水平、消费理念、经济成本等方面的障碍。对各方的障碍因素进行对比分析后可 以发现，政府在住宅工业化相关知识的宣传普及方面有所不足，经济激励措施也 未能得到应有的重视。 最后，参考各参与方面临的主要障碍因素，结合国外的相关经验，向政府及 房地产开发企业分别提出相应的对策建议，以此来解决我国商品房工业化过程中 面临的主要障碍，推动我国商品房工业化的健康快速发展。 关键词：商品房工业化，障碍分析，对策建议，参与方 英文摘 英文摘要 重庆大 重庆大学硕士学位论文 III III PAGE PAGE IV ABSTRUCT In recent years，Chinas real estate market is developing rapidly, but most of the commodity house still adopt the traditional construction mode. It is necessary to realize the industrialization of the commodity house in order to protect our environment and promote the economic development. Analyze the obstacle factors which restrict the development of the can give us some suggest to promote the development of housing industrialization. Firstly，this paper define the study scope of commercial housing industrialization and expounds the advantages of housing industrialization. Then the method of literature had been used to analyze the housing industry related literature. Based on the analysis to the participants，government、developers、customers had been found that play the crucial role in commercial housing industrialization. Through the methods of literature research and expert interview, the obstacle factors from the perspective of different parties were summed up. Then, through the questionnaire method and the principal component analysis method, the dimensionality of the obstacle factors was been reduced in order to find out the principal component factors of each parties.
