哈尔滨工业大学管理学硕士学位论文AbstractWiththerapiddevelopmentofurbanizationinourcountry,inordertomeettheneedofcitydevelopmentandmorecomplexinfluencingfactorsofregion,manyconstructionprojectshavebecomemorecomplicatedandhuge.Theseprojectsmainlyconsistofcommercialtradeandresidentialmaxedprojects,whichpresentsomespecialcharacteristicsdifferenttotradionalconsrtuctions,suchasalargescale,complextechnologyandmoreparticipationunits.Theseprojectsnotonlyneedtomeetthedemandsoftradionalqualityandfuction,butalsotomeettherequirementsofenvironment,ecology,energysourcesandinformation.Theyshouldkeepconsistentwiththeimageofthecity,andhaveapositiveinfluenceonthedevelopmentofeconomy.Comparedtopastsimpleresidencesorsingleindustrialfactorybuildings,engineeringchangeespeciallydesignchangehasalargenumberinlargecommercialprojects.Andit’sdifficulttosolvethesechangesformanyofthemrefertoalargescaleofworks,involveexcesiveprofessionsandneedsomespecificcomplextechnologies.Basedonthisbackground,thisarticleresearchesthecontractors’changemanagementinlargecommercialprojects.Thisstudyresearchesthechangemanagementinlargecommercialprojectsfromtheperspectiveofconstructiongeneralcontractor(partyB),analysisthemeasurestomanageandcopewithdesignchangesthroughthreeaspects:departmentorganization,contractmanagement,exchangeofinformation.Thispaperfirstlyanalysisthecharacteristics,typeandscopeofdesignchangeforconstructiongeneralcontractorinlargecommercialprojectsandtheeffectsofdesignchanges;then,analysisthereasonsforminternalandexternalandsummarizetheproblemsofcontractorsinchangemanagement.Secondly,thepaperstructuresachangemanagementsystemforconstructiongeneralcontractor:strategic-levelbasedonpartneringtheory,method-levelcomposedbythreeaspects,means-levelcombinedwithvirtualconstructiontechnologyandchangemanagementsoftware.Atlast,takeacertainlargecommercialprojectforexamplesoastoprovidereferencesforcontractorsindesignchangemanagement.Keywords:ConstructionGeneralContractors,DesignChange,StrategyAnalysis,MethodAnalysis,MeansAnalysi
