城市交通与房地产相互关系的研究 摘 要 日益严重的交通堵塞问题已经充斥着各大城市，这个问题已经成为制约城市的快 速发展。因为交通的拥堵使得城市存以下的问题，比如因为交通的不便使得居民选择 居住地过于集中。在房地产开发和交通建设的初期都可以考虑到的。 在交通与房地产关系的相互影响因素中，论文只是选取了部分定量和定性的指标， 就交通和房地产的特征变量的选取来说，采用特征价格相互影响的方式，幅度等方面 进行定量分析还有许多问题有待于进一步探索。在影响住宅价格的特征变量方面，论 文只是选取了部分理想状态下的量，而对于一些难以量化的指标，例如小区居民的职 业特征和整体素质等，以后的研究工作中还有许多问题需要深入探索。在我国城市轨 道交通近期不可能大量建设的情况下，应进一步深化常规公交导向的城市土地开发研 究。 本论文的重点主要放在当前交通发展与房地产开发的相互联系以及二者之间的相 互制约关系，并且以济南市为例，阐述了交通的发展对房地产开发的积极作用，通过 房地产的开发方向的分布，也影响了交通发展方面。在此基础上，探索提高城市交通 建设的策略，提出城市交通与房地产业联合开发机制，二者相互促进，共同健康的发 展。 关键词：城市交通；房地产；相互影响；联合开发 City traffic construction and real estate correlation study Abstract The increasingly serious traffic congestion problems have been filled with various city, this problem has become the constraints of the rapid development of the city. Because of traffic congestion makes the city put the following question, for example because of traffic inconvenience that residents choose to live in concentrated. In real estate development and transportation construction period can be taken into account. The thesis only selected part of the qualitative indexes among the mutual influence factors of the relations between transportation and real estate, and for some indexes that are difficult to quantify, for example, the professional characteristics and the overall quality of the plot resident and so on; there is still many problems to be deeply explored in the future research work. Thus we should further deepen the conventional public traffic oriented city land development and research under the circumstances that the urban rail transit in our country can not be substantively constructed in the near future.
