摘要 中国房企业历经 20 余年的发展，在成长过程中始终面对复杂多变的外部环 境和激烈的竞争，动态能力在企业成长过程中起到关键作用，通过大量的文献研 究，本研究发现现有的动态能力理论研究中，对于企业动态能力构成界定的模糊 不清，对企业动态能力演化路径的研究存在空缺，尤其是基于房地产行业的动态 能力研究不足。本研究针对现有的理论空缺，结合行业实际，通过对方兴地产的 纵向案例研究，归纳出我国房地产企业动态能力在不同阶段的构成以及动态能力 的演化路径和驱动因素。研究表明，我国房地产企业的动态能力在不同的发展阶 段呈现出不同的构成特点，在房地产企业的初成长阶段，动态能力的构成主要体 现在对外部环境的感知能力、对机会的识别和把握能力和学习能力；当企业步入 快速成长阶段，资源的构建和整合能力、组织能力成为企业动态能力的主要构成 因素；在企业再成长阶段，关键的动态能力演化为战略能力和创新与变革能力。 而企业动态能力的演化主要驱动因素来源于内部和外部。本研究填补了企业动态 能力研究的理论缺口，同时高度结合实际，对于我国房地产企业动态能力的的构 建和加强具有一定的启示。 关键词：动态能力，企业成长阶段，方兴地产，演化路径，驱动因素 Abstract China’s real estate enterprises have undergone more than twenty years of growth with complicated external environment and fierce competition, during which the Dynamic Capability has played a key role. Based on an extensive literature research, this paper discusses that current study on Dynamic Capability Theory has an ambiguous delimitation on the component of the enterprise Dynamic Capability and leaves a vacancy on its evolutionary path, and attention in the study of real estate industry Dynamic Capability has been rather low. To fill in the blanks of current theory, this paper chooses Franshion Properties (China) Limited as an longitudinal case study and concludes the different components in every stage of the Dynamic Capability of China’s real estate industry, as well as its evolutionary path and driving factors. Research shows that the Dynamic Capability of China’s real estate industry presents different constitutional features. In the early stage of growth, the Dynamic Capability mainly reflects in the perception of the external environment, the capability to identify and grasp opportunities as well as learning ability; when enterprises starts growth rapidly, the construction and integration of resources as well as organizational capability prove to be pillars of the Dynamic Capability; in the re-growth stage, the pivotal Dynamic Capability evolves into strategic capability and innovation and transformational ability.
