Abstract It becomes a consensus that urban green space, parks, scenic areas of lakes and other open space have improved the urban residential environment quality significantly, and affected the price. However, in the process of the construction of urban housing market problems of irrational development and protection of natural resources are still excisting. On the one hand, natural resources are excessivly converted to other land use, especially lakes and green space, and on the other hand, the benefit generated by the natural landscape of real estate development is not allocated rationally, which is possessed by owners and users around real estates freely. What’s worse, this benefit doesn’t make any contribution to the development of itself or other utilities in that district. As the public goods and non-commodity, the value of the natural landscape is difficult to be evaluated by using traditional economic approach. In the traditional approach is still weak in how to qualify and reveal the effect of the quality of natural environment resources for urban housing prices. So in this pape the East Lake, South Lake, Sand Lake, Ink Lake and Northwest Lake were chosen. All of these lakes are located in the main city of Wuhan, and 1631 data which is located around lakes were collected. After this, 19 major factors were selected such as building characteristics, location characteristics, neighborhood characteristics and so on. Based on the hedonic price model and with the help of GIS software, non-market values of lake landscape for adjacent residential prices was quantitatively analyzed.. Further more, the price elasticity of characteristics and the influence distance gradient was analyzed. The results show that: urban lake landscape has significant positive impacts on the surrounding residential prices.Its distance gradient of influence is gradually decreased as the distance increasing.
