Date of Defense: June, 2009 Degree-Offering-Institution: Harbin Institute of Technology 哈尔滨工业大学工程硕士学位论文 哈尔滨工业大学工程硕士学位论文 - - I - 摘 要 老年人作为城市的一个特殊群体，在观念和生活习惯上都有其特殊性，如 何使人“老有所居、老有所学、老有所乐”，不仅是社会学家、经济学家考虑的 问题，建筑师、规划师、开发商同样也应该承担起责任来。20 世纪，许多发达 国家和部分发展中国家陆续遇到了“老龄化”的社会问题，甚至步入了“老龄 化社会”。同时这一状况反过来又对这些国家和地区的政治、经济和文化产生深 刻影响，产生了许多新课题及新市场，“老年居住设施建设”就是其中之一。 在我国老龄化问题日趋严峻的背景下，本文在参阅国内外相关文献的基础 上，对老龄化及老龄化问题，老龄化与经济发展水平关系，老龄化与房地产市 场进行了分析，指出我国老龄化状况及其特殊性，阐述了城市老年居住设施开 发的前景、开发风险和外部环境要求。并以沈阳市为例，通过对沈阳市老年居 住设计现状分析，提出沈阳老人对居住的要求与理想居住形态，并对老年人供 养方式及居住条件的影响因素进行了分析。针对可能的风险和存在的问题，对 沈阳市老年居住设施的开发提出开发原则及建议，并进行了相关案例分析。 关键词：老龄化；项目开发；老年居住设施 - - II - Abstract Senior citizen as urban special groups, regardless in the idea, the life habit as well as the habits and customs has its particularity, therefore, how to enable the human “always to have occupies, something for one to learn in ones old age, always to have happily”, is not only the question which the sociologists, the economist considered, the architect, plans the teacher similarly also to undertake the responsibility.
