重庆市房地产开发企业融资方式选择研究 摘 要 房地产业作为国民经济支柱性产业，对国民经济的发展起着举足轻重的作用。同时房地产业是一个典型的资金密集型产业，充足的资金支持对房地产业的发展至关重要。随着重庆经济的发展，重庆的房地产进入一个高速发展时期，居民的住宅消费需求呈上升趋势，如何才能够解决房地产业发展需要的建设资金，如何才能够使居民的住宅消费需求转变为真正的住宅消费，成为了越来越迫切的问题。但是目前重庆乃至我国房地产企业的资金来源主要依赖于银行贷款，其它的融资方式如股权融资、债券融资、信托融资等所占的比例很小，融资结构单一，容易受到宏观政策和经济环境地影响，因此，房地产融资方式的研究有重要的意义。 本文在分析重庆房地产业融资的现状和存在的主要问题，以及房地产融资各种方式和借鉴国内外房地产融资经验教训的基础上，通过规范分析、比较分析、定量分析和定性分析相结合等方法，主要分析了行地产行业各种融资方式发展及其利弊，并结合龙湖地产、金科集团、渝开发的融资案例，得出企业应根据自身的规模等具体情况来选择适合自己的融资方式或融资组合；最后本文从企业内部和政府外部两方面，提出了应积极拓宽融资渠道，实现融资方式多元化，积极创造有利于房地产融资的制度环境和融资风险控制措施，希望能够解决房地产融资存在的问题，进而促进中国房地产行业的健康发展以带动我国经济发展。 关键词：房地产开发企业，融资方式，多元化 Abstract  As a national pillar industry， the Real estate industry plays an important role. in national economy development. the real estate industry is a typical capital-intensive industries, sufficient funds is vital to the development of the real estate industry. With the economic development of Chongqing, Chongqings real estate run into a high-speed development period, how to get enough fund to address the development needs of the construction of real estate funds has become an increasingly pressing issue. But at present the main source of Chongqing’s real estate enterprises depend on bank loans, other financing methods, such as equity financing, bond financing, trust only take a small proportion of financing, the single financing structure is vulnerable to macroeconomic policy and economic environment, therefore, research about real estate financing methods has great significance. Based on the analysis abut finance situation and main problems of Chongqing real estate, a variety ways of financing in china and abroad , this paper mainly analysis the pros and cons of various financing methods, combined with the case of Longhu real estate financing through normative analysis, comparative analysis, and the combination of quantitative analysis and qualitative analysis, then get the result that enterprises should choose their own financing or financing portfolio according
