深圳市上下沙城中村城市更新研究 摘 要 深圳城中村经历了为期十年（2009-2019）的“大拆大建”，进入了“拆留并 举”新时代，本文在此主要背景下开展研究。 深圳城中村体量庞大，按照过去十年大拆大建的拆除城中村的速度，拆光深圳 所有城中村需要大约100年，这一实际情况奠定了本文主张适度拆除城中村的大基 调，进而提出三个主要的研究问题：拆多留少还是拆少留多？如何更好地拆？如何 更好地留？此外，本文将城中村城市空间划分为四种：村属私宅、村属厂房、村属 商业和村属广场，并分别对其开展研究并提出更完善拆建方案，最终形成更精细化 的拆建方案 本文的主要研究结论是：村属私宅宜拆少留多，村属厂房宜拆多留少，干流商 业可拆多留少，水珠商业宜拆少留多，村属广场在一定前提下可适当拆除重建。初 次之外，本文还对这四种城市空间分别探讨应该如何更好地“拆”和更好地“留”。 关键词：城中村、深圳上下沙、城市更新、拆留并举、拆除重建、综合整治 3 深圳市上下沙城中村城市更新研究 Abstract Shenzhen City Village experienced a ten-year (2009-2019) big demolition and construction , entered a demolition and retention at the same time a new era, this paperunderthismainbackgroundtocarryoutresearch.
