PAGE PAGE 29 关于张家口市荣盛房地产公司财务风险控制的研究 摘 要 近些年来，国民经济的稳步上升及城镇化进程的加快，虽房屋建设数量不断上升，但房价销售价格持续上涨，房地产产业也进入到一个全新的阶段。房价高涨为人民的生活所需带来了重大挑战，政府出台多项针对房地产企业的调控政策，以制止各种炒房、投机性购房行为，使房地产企业面临通货膨胀、投资资金过多、待售面积过大，以及较高的贷款金额等风险;同时，由于房地产企业项目工期比较长，资金链不稳定等特点，使企业所面临的财务问题进一步加大。 本文以参考国内外现有的相关研究为基础，结合专业所学的知识，从企业的资金结构管理和财务管理制度为出发角度，在相关的专业基础理论上，提出房地产企业财务风险管理存在以下较为突出的问题：权责分离制度没有落实、企业财务人员专业水平低、财务管理理念滞后，对财务风险未能及时防范，内部工作人员相关的风险意识较为淡薄等现实状况，旨在通过采取较为及时并且有效的手段降低风险发生的纪律，严格把控财务的风险，以此来保证企业的正常运营。因此，对房地产企业财务风险的控制是本文研究的主要方向。 关键词：资金结构 风险意识 风险控制 Research on Financial Risk Control of Rongsheng Real Estate Company in Zhangjiakou City Abstract Recent years, higher living standards of the population and accelerating urbanization: The number of houses is rising, but prices continue to rise.
