摘要 近几年来，世界金融业正以惊人的速度发展。在世界金融发展的推动下， 我国的金融业也呈现出欣欣向荣的景象，尤其房地产业已逐渐成为我国国民经济的 支柱产业，为中国近年来经济发展做出了不少的贡献，让更多的投资者进入房地产 市场谋求利润，但是房地产股票价格的波动给投资者们带来了惨重的损失，也严重 影响了我国经济健康稳定的发展，因此我们很有必要研究房地产股价波动的影响因 素有哪些。房地产行业是我国宏观调控的主要板块，所以宏观经济形势，国家政策 都与房地产股价息息相关，除此之外，伴随着我国金融市场的不断改革，在房地产 股票价格方面，上市公司每年发布的财务状况在一定程度上也会对其产生不同的影 响。因此本文主要研究房地产上市公司财务指标对股价的影响，建立多元回归模 型，通过分析财务指标，找到影响房地产股价的因素，从而帮助国家更好地控制房 地产股票价格，这样才有利于房地产行业的稳定发展以及国民经济的发展。 关键词 房地产行业 股票价格 影响因素 ABSTRACT In recent years, the world financial industry is developing at a very alarming rate. Under the impetus of the world financial development, the financial industry of our country is also showing a prosperous scene. The real estate sector has gradually become the pillar industry of our national economy. It has made a lot of contributions to Chinas economic development in recent years and therefore more and more. The people are entering the real estate market for profit, but the fluctuation of the real estate stock price has brought heavy losses to the investors, and it has also seriously affected the healthy and stable development of our countrys economy. Therefore, it is very necessary for us to study the influence factors of the real estate stock price fluctuation.
