宏观调控下的房地产企业管控模式探索与研究 ——以 S 集团为例 摘 要 2006 年是国内房地产市场出台政策最多的一年。这些房地产政策的 出台对国内房地产业的发展产生了巨大影响。房地产市场面临新的拐 点,暴利时代宣告结束,房地产市场将进入健康发展阶段。房地产买方 市场的逐步形成从客观上有助于房地产企业认真思考长远发展的战略问 题,成本领先战略成为房地产企业未来发展趋势。企业将在促进产业技 术升级,提高产品质量的基础上,进一步挖掘产品品牌内涵,延伸产品 服务链条,通过专业化、精细化、规模化、产业化管理实现成本领先, 有效控制经营风险。房地产企业正在调整自身的管控模式,逐步走上产 业化、规模化之路,以适应新环境和新形式下的房地产项目开发。本文 将以上海某房地产企业为例,采用问卷调查、对比分析等方法,参考中 国房产标杆企业的发展历程,从房地产企业管控的模式、方法及运用等 方面,探讨房地产企业在转型时期企业管控模式如何更好地适应现阶段 乃至长期的可持续发展的要求。 关键词:宏观调控,房地产,管控模式 THE EXPLORATION AND RESEARCH FOR REAL ESTATE ENTERPRISES MANGEMENT MODULE UNDER THE SITUATION OF MACRO-REGULATION --TAKE GROUP S AS EXAMPLE ABSTRACT 2006 was the year that witnessed the most policy issuances regarding the real estate regulation. The issuances of the policy have a huge influence on the development of the domestic real estate. The real estate market is facing a new turning point, which profiteering era ended and the real estate industry will enter a new stage of healthy development. Buyers market in real estate is gradually formatting which will objectively help the real estate business seriously consider the long-term development strategy. Development of profiteering no longer exists, and the cost leading strategy has become a leading strategic business development trend in real estate industry.
