First of all, this article on the basis of the understanding of capital structure research status at home and abroad, introduces the development of the capital structure and related theory. Then, introduces the real estate capital structure characteristics of listed companies, and real estate listed company capital structure is mainly influence. Finally, on the basis of the above analysis, for example Gemdale co., LTD , we would analyze the existed problems in the capital structure。In view of the existing problems, we can put forward the feasible measures of capital structure optimization, optimizing the companys equity structure, the rate of assets and liabilities of the company, optimize the financing way of diversifications, and increase the bank system reform and financial system reform.
