东北财经大学本科毕业论文 浅析上海万科商业地产开发运营体系的构建 作 者： 分 校： 专 业： 年 级： 学 号： 指导老师： 答辩日期： 成 绩：  PAGE \* MERGEFORMAT 10 内容提要 近年来，在瞬息万变的消费习惯和永不停歇的市场竞争下，商业地产开发者在运营过程中面临着巨大挑战，虽然成功商业项目的复制十分艰难，但合理构建开发运营体系对于商业地产的运转依然有效。重视运营体系的构建，通过前后期的经营管理，才能实现稳定的利润率，才能使商业资产得到真正增值。商业地产是一个具有地产、商业与投资三重特性的综合性行业，既区别于单纯的投资和商业，又有别于传统意义上的房地产行业。目前，我国的商业地产大多经营效率低下，规模和结构有偏差，专业化程度较低，追求短期营业模式和资金压力使得商业地产屡屡受挫。研究我国商业地产的相关问题刻不容缓，具有深刻的现实意义。 本文通过分析商业地产的现状，对上海万科商业地产开发运营体系的构建提出一套切实可行的系统的商业地产运营管理解决方案。 关键词：商业地产 上海万科 开发运营体系 Abstract In recent years, the commercial real estate developers are facing huge challenges in operations under the rapidly changing consuming habits and never-ending market competition .Although successful commercial project copy is very difficult, a reasonable structure of development operation system for commercial real estate is still valid. Only Attaching importance to the construction of operating system and former post- operation and management can achieve stable profit and the real value-added business assets. Commercial real estate is a comprehensive industry that synthesizes the characters of real estate, business and investment .It is different from pure investment and business, and it is also different from the traditional sense of the real estate industry. At present, the most of the commercial real estates in our country have low operation efficiencies, deviant scales and structures, and low specialized levels. The model that only pursuit short-term business and the financial pressure make commercial real estate frustrated. It is urgent to research the questions of commercial real estate in our country. It also has profound practical significance. This article puts forward a feasible systematic commercial real estate operation and management solution to the construction of commercial real estate development operation
