Abstract MTR is a mass passenger transport that it’s fast, efficient, safe, comfortable, energy saving and environmental protection, and it can solve these problems about traffic congestion, environmental pollution and shortage of land resources in the major cities. However,the costs of construction and operation about MTR is very huge, and it impedes the development of MTR in our country. At the same time, the MTR’s construction can increase the value of all-around station’s real estates, and the value-added is very huge, but it was possessed by the owners and users of all-around station’s real estates, did not corresponding contribution for MTR’s sustainable development in the major cities. External benefits become within benefits is a good method about soluting the costs to MTR’s construction and operation, so researching about the impact of MTR project on the value of real estate has the theoretical and applied value. The Impact of MTR project on the value of real estate on the surrounding of the stations related a number of areas. Internationally, researching has not only been in the field of cutting-edge issues, but also has been a hot and basis research topic. In recent years, with domestic urban rail transit construction, the degree of concern is also growing. Because of Shenyang MTR line 1 and line 2 to start,the impact of new MTR project on the value of real estate on the surrounding of the stations has been caused attention by many sides, including local governments, developers, consumers, researchers and so on. Firstly, based on summed up research results of related fields at home and abroad, the paper analysised the characteristics of the MTR, the factors that affect the value of real estate and the value-added mechanism of real estate because of MTR.
