安徽建筑大学 毕 业 设 计 (论 文) 专 业 班 级 学生姓名 胡醒醒 学 号 课 题 指导教师 金长宏 2015年 6月 6日 试论房地产开发项目土地获取阶段风险 【摘要】本文对房地产开发项目土地获取阶段的风险及其成因进行了探讨，提出了土地获取阶段的具体风险以及导致这些风险的诸多因素，另外，对该阶段的各种风险提出了相应的应对措施，以期对房地产开发商在土地获取阶段进行风险识别和控制管理提供决策依据。房地产业作为典型的高投入，高回报，高风险的资本密集型行业，土地获取阶段作为它的基础阶段，对其全过程的影响极大，甚至决定了其生命期的长短及投资回报率的大小。本文从房地产开发项目土地获取阶段出发，剖析房地产开发项目土地获取阶段存在的各个风险因素，指出面该阶段的众多风险，房地产开发商必须重视，必须加强风险管理认识，改善风险管理方法，加强风险识别、风险分析、风险应对，努力将房地产开发项目土地获取阶段风险减小到最低。 【关键词】房地产开发项目； 土地获取阶段； 风险； 措施 Try to talk about the risk of land access stage of real estate development project 【Abstract】In this paper, the risks and causes of land access stage of real estate development project are discussed in this paper, put forward the specific risks of land acquisition phase and lead to these risk factors, in addition, the phase of the various risks put forward the corresponding countermeasures, in order to real estate developers in land acquisition phase in risk identification and control of management to provide decision-making basis. Real estate industry as a typical high input, high return and high risk of capital-intensive industries, land acquisition stages as the basis of it, the whole process has great influence and even determine the length of its life span and the size of the return on investment. Based on stage of land for real estate development projects, this paper analyze the land for real estate development projects phase of various risk factors, pointed out that the phase of the many risks, real estate developers must pay attention to, must strengthen the risk management awareness, improve risk management methods, strengthen risk identification, risk analysis, risk response, trying to land access stage to minimize the risk of real estate development project. 【Key words】Real estate development projects; stage of land access; Ris
