CONSERVATION ZONE CODE 5.7.1 Purpose Statements The Outcomes sought from the application of the Conservation Zone Code are:- Development is consistent with protecting, conserving, rehabilitating, presenting and transmitting the natural values of the conservation area. Urban development does not have a detrimental impact on the integrity of the habitat resources by limiting development in environmentally sensitive areas to low scale and low intensity developments that are sympathetic to the natural topographical conditions and existing vegetation. A viable and enduring habitat system is retained and protected by ensuring that habitat corridors and other habitat areas are retained and rehabilitated where appropriate. Foreshore areas are retained, predominantly in their natural state, and mangroves are retained intact. 5.7.2 Table of Outcomes and Solutions Specific Outcome Probable Solution Outcome 1 – Habitat Corridors Developments have minimal disturbance to habitat corridors identified on Mission Beach Coastal Zone- Map 10 and the general habitat function of allotments included within the Conservation Zone. Developments are to involve minimal removal of vegetation including: less than 400m2 for a building footprint. a maximum cleared width of four (4) metres for access routes. Service corridors are to be laid within the same corridor as the access route. Where the habitat function of a site is identified as a habitat corridor on Mission Beach Coastal Zone Map 10, no further fragmentation of the habitat corridor is to occur. Outcome 2 - Low Scale Amenity Buildings are of an appropriate scale and design so as to blend in with the natural environment and will not have a detrimental impact on the amenity of the locality. Building design and site layout:- Building Height - 7.5 metres and 2 storeys (maximum) with a small building footprint, (less than 150m2) Outcome 3 - Traffic/Access Vehicular traffic generated by development within t
