TENANCY AGREEMENT 租 赁 协 议 This Tenancy Agreement is made on this [ Date ] by and between [ ] (hereinafter referred to as Landlord), and Oracle(China) Software Systems Co., Ltd. (hereinafter referred to as Tenant). 本承租协议于[ ]年[ ]月[ ]日由[ ](下称“出租方”)和甲骨文（中国）软件系统有限公司 (“承租方”)签署。 Landlord and Tenant hereby mutually agree, pursuant to the terms and conditions of this Agreement, as follows: 出租方和承租方在此根据本协议的条款条件一致同意达成下列协议： 1. Grant of Tenancy 租赁 Landlord hereby agrees to let to Tenant in clean and tenantable condition, and Tenant hereby agrees to take, in accordance with and subject to the terms and conditions of this Agreement, all that premises set out in Appendix A, attached to this Agreement and incorporated in it (hereinafter referred to as the Premises). 根据本协议的条款和条件，并以此为前提，出租方在此同意以整洁和可租用的条件向承租方出租本协议附件A所规定的出租场所(下称“出租场所”)，而承租方在此同意承租该出租场所。 The Premises shall also include the fixtures, fittings and furnishings as set out in Appendix A. 出租场所还应包括附件A规定的固定装置、装备及家具设备等。 2.
