What is it?
“Traditional Method”
Owner contracts with separate entities for both the design and construction of a project
Phases of Design-Bid-Build

Owner selects architecture or engineering firm to design and produce documents
Design firm will work closely with owner
Identifying owners needs
Conceptual design is produced
Engineers will complete documents
I.E. Mechanical, electrical, structural engineers
Bid Phase
Two types
Open: Any qualified bidder may participate
Select: Pre-selected contractors are invited to bid
Bidding general contractors gain copies of contract documents
G.C. sends out portions of the documents to subcontractors for bids on sub-components
I.E. Concrete work, structural steel frame.
Bid Phase
G.C. then compiles all bids into a tender price for submission.
Architect reviews bids/seeks clarification
Owner and Architect discusses suitability of various bidders and their proposals
Owner is not forced to select lowest bid unless project is public
