Group 3 Michael Cascio Angela Cavaliere Shaoying Chen Zhao Chen Michael Consoli Agenda Introduction Advantages of DBB Disadvantages of DBB The Choosing of Delivery Method in Airport Project Trends and Conclusions What is it? “Traditional Method” Owner contracts with separate entities for both the design and construction of a project Phases of Design-Bid-Build Design phase Bidding Phase Construction Phase Design Phase Owner selects architecture or engineering firm to design and produce documents Design firm will work closely with owner Identifying owners needs Conceptual design is produced Engineers will complete documents I.E. Mechanical, electrical, structural engineers Bid Phase Two types Open: Any qualified bidder may participate Select: Pre-selected contractors are invited to bid Bidding general contractors gain copies of contract documents G.C. sends out portions of the documents to subcontractors for bids on sub-components I.E. Concrete work, structural steel frame. Bid Phase G.C. then compiles all bids into a tender price for submission. Architect reviews bids/seeks clarification Owner and Architect discusses suitability of various bidders and their proposals Owner is not forced to select lowest bid unless project is public Construction Phase Starts after project is awarded Approvals/permits are obtained Architect acts as owners agent Review progress Change orders Requests for information Advantages to the Owner Early cost commitment gives owner project cost security. Contractors bid competitively, based on complete design documents to maximize the built product for the price. Design changes easily accommodated prior to start of construction. Design and construction roles are clearly defined, and responsibilities and liabilities clear. Improves decision making by the owner by providing a range of potential options.
