城市轨道交通对沿线住宅价值影响定量计算实例研究

摘要：城市轨道交通系统不仅改善了城市的交通状况，还极大地促进了沿线房地产业的发展。采用特征价格法，
以北京地铁13号线沿线的70个住宅楼盘作为样本，以楼盘的均价为因变量，以楼盘建筑面积、装修精简、楼盘
到CBD距离、到地铁车站距离、楼盘所在区域人均可支配收入等属性作为自变量，选用半对数模型，进行了回
归分析计算。计算得出，地铁13号线对沿线2km范围内住宅平均每建筑平方米增值267元，增值百分比为
4．408％。研究从理论上验证北京地铁13号线的建设会给沿线住宅带来增值，且计算增值结果与经验值基本相符，
说明特征价格法可以较精确地定量计算城市轨道交通对沿线住宅的价值影响。
