社会保障性住房的物业管理现状 摘要 “物业管理”这个词对大家既陌生又熟悉，熟悉在于大家都知道有这个行业的存在，陌生在于究竟这个行业是怎样的不是很明白。 物业管理从产权上分，有外销商品房、内销商品房、公房、已售公房、部分产权房、老私房等，我们把公房和已售公房都称作社会保障性住房。 在我国贫富差距逐渐拉大的情况下，我国大多数人都不是很富裕，每个人都想拥有自己的一套房，社会保障性住房对我们大多数人来说是很必需的，有了房之后，我们还必须要有好的物业管理，这样我们才能生活的和谐，所以我们一定要做好社会保障性住房的物业管理。 在我国特殊经济体制和政治体制下，我们的物业管理、社会保障性物业管理既不能“闭关自守”，也不能“拿来主义”，结合我国具体的国情，在我们都还不是很富裕的情况下我们需要政府的大力支持和帮助，但我们也不能一味的依靠政府，我们要面向社会，面向市场，面向未来，我国的物业管理，尤其是社会保障性物业管理需要在政府的帮助和支持下同时社会化、市场化。 关键词：社会保障性住房 物业管理 社会化 市场化 政府支持  ABSTRACT Property management this word to you both strange and familiar, familiar with is everyone knows that there are the industrys existence, strange how exactly this industry is not very clear. Affordable housing is called In our growing gap between the circumstances, our most people is not very rich, everyone wants to own a suite of rooms, we must have good property management, so we can live in harmony .In harmonious society, under the sponsorship in peoples request, everyone wants to be living environment can able to comfort and ease, to do this, we must do property management, it is our life a joint and left which we could not normal life, our living environment is not harmonious. Peoples lives will be worse. In our countrys special economic structure and political system, our property management, combined with the specific conditions, we are still not very rich cases we need the governments support and help, but we can only rely on the government, we are facing, facing the market, face the future, our property management.
