摘要产业地产从 2003 年被首次提出以来，在我国的发展不过短短十几年的时间。于 2010 年开始进入到快速发展时期，也是从这时候开始，产业地产开始步入公众的视线。到了 2014 年，产业地产得到爆发式的发展，引起了政府、传统地产开发商、金融机构、电子商业企业和国际资本的高度重视。产业地产在带动经济发展、促进新型城镇化建设、承接传统住宅商业地产转型、培育中小型企业等方面发挥着重要的作用，产业地产表现出强劲的发展势头和巨大的发展潜力。在产业地产发展繁盛现象的背后，产生了诸多问题，严重地制约了产业地产的健康发展，也阻碍了社会的进步。由于产业地产是近十几年才开始发展起来的，目前我国对于产业地产的研究较少，主要集中在研究产业地产的发展现状及对策、开发模式、融资渠道这几方面，尚缺乏系统性的研究。本文正是基于这样的背景，通过对产业地产的内涵和功能进行分析，认为产业地产应该是一个复杂的社会经济系统，所以对产业地产的发展研究应该以系统性的思维来指导。本文对我国产业地产未来的可持续发展进行了深入的研究。首先是归纳总结了与产业地产相关的理论并对其进行了比较，产业地产是一个复杂的社会经济系统，以商业生态系统理论来指导产业地产的发展更加符合产业地产的特点和发展规律。然后总结了产业地产的发展现状及存在的问题，产业地产成为了我国进入工业 4.0 时代的助推器，在其逐渐繁荣的过程中，产生了诸多的问题制约着产业地产的健康和可持续发展。通过对这些问题进行了深入的研究，分析出缺乏系统性思维的指导是导致这些问题产生的根本原因。在此基础上总结出成功产业地产的标准并提出产业地产的发展思路和原则，指出要以综合运作模式为基础，以构建产业地产生态系统作为发展方向。最后详细阐述了商业生态系统理论在指导产业地产发展方面所产生的积极作用，通过研究产业地产生态系统的成员组成、价值逻辑、演化过程及相关战略，构建了产业地产生态系统模型，并描述了产业地产生态系统的运行机理，以期为产业地产的健康和可持续发展提供一种思路。关键词：产业地产，商业生态系统，发展战略，服务平台ABSTRACTSince the concept of industrial real estate was put forward in 2003 for the first time, it’s development in our country has been more than ten years.
