伴随着我国经济制度改革的深入和房地产业在国民经济中地位的不断攀升,
房地产估价行业从无到有,取得了巨大的发展。南昌市房地产估价业随房地产业 的兴起,近 10 年来也得到了快速发展,目前已经初具规模。同时,企业在发展 中也存在着一些问题:如企业规模小、实力弱,从业人员素质不高,估价业务单 一;面对有限的市场份额,众多的估价企业,大多采用的是收费上的价格竞争策 略,而不是品牌竞争战略。
本文首先通过上门走访和问卷调查收集第一手资料,分析了南昌市房地产估 价企业发展的现状和存在的问题;然后通过阅读相关文献和最新资料,并运用 PEST 分析法、波特的五种竞争力分析法和 SWOT 分析法等工具对南昌市房地产估 价企业的宏观环境和企业竞争态势进行了重点研究。
通过研究,本文针对南昌市房地产估价企业普遍现存的问题,从全面提升估 价企业技术水平和服务质量,实施多元化经营和规模化发展战略,培养高层次的 房地产估价师,以及塑造房地产估价企业品牌四个方面提出了适合南昌市房地产 估价企业科学发展的对策建议。
本研究成果不仅对南昌市房地产估价企业的健康发展具有一定的现实指导 意义,而且对于中西部欠发达城市房地产估价企业的发展也有一定的借鉴意义。

With the improvement of the economic system reform and the rising position of real estate in national economy, the real estate estimate industry has developed from owning none to owning all. In the past ten years, this industry in Nanchang has developed greatly with the growing of real estate as well. At present, a full system of estimate has begun to take shape. However, some problems are exposed at the same time, such as the small size of the enterprises, the lack of competition, the low quality of the staff, and the unity of the estimating service, etc. Facing the limited market share, what most of the estimate enterprises adopt is the price competition strategy instead of the brand competition strategy.
This paper, after collecting first-hand materials by interviews and questionnaires, analyzes the present situation and the problems of the estimate enterprises that exist in Nanchang, and especially studies, by consulting some relative papers and latest information, the macroscopic environment, the career competition, the enterprise environment in this field. PEST analysis, Baud Competitive Power analysis and SWOT analysis are applied in this research,as well.
To solve the common problems, this paper brings forward some suggestions which are fit for the scientific development of Nanchang’s real estate estimate industry from the following four aspects: the promotion of the
