This paper intends to through Shanghai, Residence, the relocation placement room real case, elaborated a view: even affordable housing, from the overall planning or graphic Huxing and Aguilar face shape, also can be real estate requirements for the design and control, fully implement people-oriented design concept, harmonious society on the humanistic care of low income crowd. 　　 Key Words：Affordable housing; Relocation placement room ; overall planning; Plane chamber;Facade design; Humanistic care 　　1项目概况 　　怡佳公寓（金光住宅小区）是上海市静安区的动迁安置房（限价商品房），位于上海市普陀区，地块三面临河。地上总建筑面积77650平方米，容积率1.67，包括6幢12层高层住宅和6幢7~8层中高层住宅，以及社区服务、居委会等配套服务用房，一个地下机动车库。住宅单套建筑面积基本上是50,70,90的分布格局，定位为新时期康居型住宅小区。 　　 　　2总体设计目标 　　2.1建设一个社区 　　一个与自然相互交融，现代气息浓厚，智能化，配套完善的生态型社区。追求社会、经济、生态的最佳综合效益。 　　2.2营造一种生活 　　一种现代的、人性的、健康的生活。为居民开辟崭新的、高品质的集居住、交流、休闲为一体的生活空间。 　　2.3塑造一种环境 　　一种既丰富多彩又整体统一，既生态又饱具文化内涵，既优雅又繁华的社区环境。 　　 　　 　　3总体设计原则 　　根据规划设计任务要求，协调相关规划区内外部环境条件，合理确定功能布局与开发规模。有效利用基地内外有利因素，并规避不利因素，将城市与相邻地块的道路、交通组织，人车流的主要走向及建筑排布、形式、空间形态和环境等因素统筹考虑，以形成与城市相协调的住区整体关系。 　　规划设计贯彻“以人为本”与“可持续发展”思想，强调安全便利的交通组织，便于邻里交往和经济适用的居住环境，良好的自然通风和与商品住房等同的日照条件。同时提倡紧凑节地的规划原则，注重生态环境保护、维护和利用，体现新
