中文摘要 中文摘要 重庆大学硕 重庆大学硕士学位论文 I I PAGE PAGE VI 摘 要 近年来，我国的房地产投资行为随着市场经济稳步发展而日益频繁。房地产 投资是一项建设周期长、投资数额巨大、影响因素多且复杂的活动，并且房地产 企业也面临着越来越激烈的竞争。如何在多方案评选中科学、合理、全面的评价 分析各投资方案，从中选择出最优方案，是投资取胜的关键，也是投资者面临的 最关键的问题。本文就针对上述的房地产投资决策问题，提出基于组合赋权 ——TOPSIS 法的房地产投资决策模型，并对其建立和应用进行了探讨和研究。 论文首先介绍了房地产投资决策的基本理论，着重分析了影响房地产投资决 策主要因素。在此基础并参考相关的文献资料上，根据评价指标体系构建的原则 和初选的方法，建立初步房地产投资决策的评价指标体系，并通过专家咨询法对 指标体系中的进行筛选，最终构建了房地产投资决策的评价指标体系，并详细分 析了评价指标体系中的各项指标。然后，引入最小平方法和熵权的原理确定指标 的主客观权重，将其结合确定了指标体系中指标权重的求解模型，并通过理想解 法（TOPSIS）对各投资方案进行综合评价，建立了基于组合赋权——TOPSIS 法的 房地产投资决策模型。最后，将本投资决策模型应用到了重庆市某房地产公司在 进行投资项目选择的实例，证明了其可行性。 通过论文的分析与研究，证明了论文建立的基于组合赋权——TOPSIS 法的房 地产投资决策模型的进行投资决策时的可行性，而且，提出组合赋权确定指标的 方法，既可以有效的避免评价过程中的主观臆断，还能结合项目数据间的内部关 系，对项目进行综合评价，为投资者进行投资决策时提供了一种科学有效的方法 模型。 关键词：房地产，投资决策，评价指标体系，组合赋权，TOPSIS 法 英文摘要 英文摘要 重庆大学硕 重庆大学硕士学位论文 III III PAGE PAGE IV ABSTRACT In recent years, Chinas real estate investment behavior with the market economy have been developing steadily and has become increasingly frequent. Real estate investment is a long construction period, huge investment, influence factors and complex activity, and the real estate enterprise is faced with increasingly fierce competition.
