摘要 无论是从社会投资，还是从扩大内需的角度来看，我国房地产业的发展在国民经济中的地位越来越重要。在整个房地产市场分析中，对需求的分析和研究具有至关重要的作用。但在目前学术界和实业界，对需求这一概念的认识还有许多不同的看法，从而导致实际工作中难以准确把握房地产需求，极易产生一些误导。因而，理论上明确房地产需求概念有着非常重要的现实意义。另一方面，研究一个国家房地产业的发展乃至促进房地产市场的供需平衡，也必须认识和把握需求。 本文从房地产市场入手，首先对房地产市场状况和房地产发展趋势作以陈述，并对房地产市场需求的层次特点及其发展趋势进行分析；而本文的核心是将房地产市场需求的影响因素根据大量的案例及资料作以归纳，同时依据对房地产市场需求影响方向将其分成几类，深刻剖析影响因素对房地产市场需求的影响状况；根据分析结果提出房地产行业发展的对策，结合对策和国内外房地产市场行情及发展趋势对本文作以归纳总结和建议。 关键词：房地产；供给；需求；影响因素  Abstract With the China s economic svslem reform,real estate husiness management system reformalion，real estate marker of our country have already got hitheto unknown development especially.
