PAGE 0 房地产融资研究 系 别：经济管理学院 专 业 班：财务管理0903班 姓 名： 学 号： 指导教师：周庆海 2011年5月 房地产融资研究 Real estate finance research PAGE I 摘要 进入21世纪，房地产业已成为我国国民经济发展的重要支柱产业之一。引导我国房地产的持续、稳定和健康的发展，房地产业的发展不但有利于保持整个国民经济的稳定和较快增长，也有利于满足广大人民群众的基本住房需求和生活条件改善，更有利于实现全面建设小康社会的基本目标。 中国房地产协会的顾云昌曾指出：“中国房地产的明天，关键在土地，冷热在金融。”这样的分析判断说明一个事实，即我国的房地产市场差异很大。这就需要发挥金融杠杆的调节作用防止房地产市场产生泡沫。目前，一方面需要给开发商增加融资渠道，另一方面需要给投资者增加投资渠道。因此，顾云昌建议：“怎样更快地把国际上好的经验、做法引进来，同时拓宽房地产开发商和投资者的融资和投资渠道，将对房地产的发展具有决定性的意义。” 房地产业与金融业之间存在着相互依存、相互促进的密切关系。本文首先阐述房地产金融的特点和作用;其次分析房地产融资的类型，最后结合我国房地产发展的实况分析我国房地产金融概况，以及我国房地产金融创新的意义。 关键字：房地产业 房地产金融 房地产融资 Abstract Entering the 21st century, Chinas national economy of real estate has become one of the important pillar industry development.
