中文摘要 中文摘要 重庆大学硕 重庆大学硕士学位论文 I I PAGE PAGE VI 摘 要 在城市化快速推进、房地产企业转型等背景下，城市综合体作为中高端商业 复合地产开发的主流形式得到迅速发展。然而，目前我国学者对城市综合体开发 时序等前期战略规划研究较少，在实践中决策不科学、不合理造成开发失败的案 例也屡见不鲜。关于城市综合体开发时序的研究显得尤其迫切。 科学合理的开发时序有利于实现城市综合体价值最大化，有利于项目决策。 在实践中往往根据项目的具体情况来确定开发时序，却忽略对开发时序的共性总 结和思路探究。论文从国内外城市综合体研究理论入手，结合大量案例研究总结， 从三个方面构建起开发时序理论体系。 第一部分：研究界定。该部分介绍和界定城市综合体内涵、城市综合体开发 时序内涵和城市综合体特点。提出开发时序是资金约束、空间方面、时间方面和 业态方面的“三方面一约束”模型；界定前期战略规划研究中开发时序的范围和评判 标准；通过研究界定和城市综合体特点结合，探究对时序研究有借鉴的理论。 第二部分：影响因素分析。通过城市综合体特点、理论和实践三个方面的推 导，得出城市综合体开发时序的影响因素：土地价值、发展战略、开发实力、市 场预期、业态选择和形象定位。研究六个因素的基本内涵和对时序方面的影响， 并对各个因素的分析过程、确定方法和主要结论等进行论述。通过企业角度和相 互影响角度，对六个因素之间的相互关系进行梳理。 第三部分：时序制定思路。把城市综合体的开发时序制定过程分为时序策略 制定和时序策略落实两个阶段：前一阶段包括土地价值、发展战略、开发实力和 市场预期的分析，阶段成果是确定时序策略；后一阶段是时序策略的落实，包括 业态选择和形象定位分析。此外，还通过多个成功案例归纳，得出开发时序制定 的经验结论，为时序研究提供借鉴；尝试对开发时序进行量化模型思考，为时序 开发提供量化辅助；分析一个完整案例，演示开发时序的制定思路和调整。 关键词：城市综合体开发时序，影响因素，制定思路，经验结论，量化模型 英文摘要 英文摘要 重庆大学硕 重庆大学硕士学位论文 III III PAGE PAGE IV ABSTRACT Urban complex as a mainstream form of high-end commercial complex real estate development pattern has been rapid development in the background of rapid advance of urbanization and real estate enterprises transformation. However, at present our country scholars research little on urban complex strategy planning which includes temporal development. In practice, it is often seen the unscientific and unreasonable decision-making makes development failure. Study on urban complex temporal development is especially urgent. Scientific and reasonable temporal development is helpful for the urban complex value maximization and project decision. Often in practice according to the specific circumstances of the project to determine the temporal development, but ignore to explore the general summary and thinking of temporal development.
