西安 西安建筑科技大学硕士学位论文 西安 西安建筑科技大学硕士学位论文 万方数据 万方数据 万方数据 万方数据 城市轨道交通对周边房地产价格的影响研究 ——以西安地铁 2 号线为例 专 业：交通运输工程 硕 士 生：韦 维 指导老师：陈大鹏 副教授 摘 要 随着全球城市轨道交通的快速发展，其形式越来越丰富，系统也在不断完善。 虽然，我国的城市轨道交通建设相比而言起步晚一些，但是其发展速度却很迅猛。 由于我国经济的快速发展和城市化进程的日益加快，普遍出现了交通拥挤、交通 秩序紊乱、生态环境恶化等问题。城市轨道交通以其运输量大、运行速度快、乘 车安全舒适、节能环保等等优势，理所当然的成为解决由于城市化所产生的问题 的最有效方式。并且，城市轨道交通的建设运营提高了周边土地的开发利用率， 促进了周边房地产价格的上涨。但是，城市轨道交通的前期建设投资巨大，就我 国目前状况而言，城市轨道交通的大部分建设资金都是由政府来提供，但政府却 并没有从城市轨道交通项目的建设运营中获得应有的回报。并且由于地方政府财 政实力有限，制约了许多人口集中的大中型城市建设和发展轨道交通项目。本文 的研究有利于形成将轨道交通项目所产生的巨大经济效益返还于项目上的机制， 促使城市轨道交通项目的良性持久发展。本文以西安市地铁 2 号线为例，采用定 性分析和定量分析相结合的方法，分析了轨道交通项目对周边住宅价格变动的影 响，并对城市轨道交通与周边房地产开发模式进行了分析与探讨。 本文在阐述国内外相关领域研究成果的前提下，运用轨道交通对周边房价的 变动产生影响的相关理论，分析了影响房地产价格变动的相关因素，研究了城市 轨道交通对周边房地产价格上涨的影响机理。然后，以西安市城市轨道交通的建 设发展为背景，采用地理信息系统的空间分析技术定性的分析地铁 2 号线二期周 边房地产价格的分布规律，再运用特征价格模型定量的分析研究其对周边房地产 价格变动的影响。在此基础上，分析城市轨道交通沿线房地产开发的模式，对城 市轨道交通建设与周边房地产的联合开发提出相关建议。本文的研究，为西安市 政府部门和公共交通规划建设部门、房地产开发公司以及购房者等提供了一定程 度的决策参考，有利于促进城市轨道交通建设运营的良性发展。 关键词：城市轨道交通 房地产价格 特征价格模型 空间分析 联合开发 The Impact Study on Price of the Surrounding Real Estate by Urban Rail Transit ——A Case Study of No.2 Line of Xi’an Subway Specialty:Transportation Engineering Name:Wei Wei Supervisor:Prof.Chen Dapeng ABSTRACT With the rapid development of the urban rail transit in the world, there are various forms and systems which are improved constantly.
