西安建筑科技大学硕士学位论文 西安建筑科技大学硕士学位论文 多元化生活模式下西安市超小套型住宅研究 专业：城市规划及设计 硕士生：黄芮 指导教师：张倩副教授 摘要 近几年，国内房价持续上涨的态势愈演愈烈，在高房价以及现代人们生活模 式多元化等因素的作用下，房地产市场涌现出许多超小套型住宅项目。与以前福 利分配制度下的小面积住宅相比，目前的超小套型住宅是一种功能齐全，服务配 套设施较完善的新型住宅，但由于还处在起步阶段，从套型设计到市场都还不成 熟，必然存在一些不足之处。 论文通过理论研究和实态调研两个层面，以国内外超小套型住宅相关类型的 案例为理论基础，从国家政策、社会、经济三方面分析超小套型住宅产生的原因， 揭示其存在的社会背景和理论根据。论文通过搜集大量基础资料，对西安市 120 处含有超小套型住宅的楼盘进行类型化研究，从中选取四处典型的案例进行了详 细的实态调研和分析研究，分析了超小套型住宅选址分布的原因，总结居住对象 特点和其生活模式，评价其公共服务配套设施。 通过详实的实态调研和理性的横向对比分析研究，论文分析了当前西安市超 小套型住宅存在的必要性，总结其现状特点与存在的问题，并针对目前的问题， 提出了一些初步的设计策略建议，为今后的超小套型住宅研究提供了参考。 关键词：西安市；超小套型住宅；多元化生活模式 西安建筑科技大学硕士学位论文 西安建筑科技大学硕士学位论文 西安建筑科技大学硕士学位论文 西安建筑科技大学硕士学位论文 The research of ultra small wrap housing under the diversified lifestyle Specialty：Urban Planning and Design Name：Huang rui Instructor：Associate Professor Zhang Qian Abstract In recent years, the domestic house price is getting higher and higher，under the influence of the multiple factors such as high prices and diversification of people’s lives，real estate market emerged a number of ultra small wrap housing projects. Paper states the theoretical research and practical research,takes the domestic and foreign ultra small wrap housing related types case as the rationale,from the national policy, the society, the economical three aspects analyzes the reason of ultra small wrap housing produces ,reveals the existence of the social background and rationale. Paper through collection massive basic data,conducts the research to the Xian 120 ultra small wrap housing projects, selecte four typical case from it to carry on the detailed reality condition investigation and the analytical study,analyzes the ultra small wrap housing selected location distrib
