Abstract
There will be created a huge economic benefits and social benefits by establishing and popularizing the new housing reverse mortgage system in our country,especially implementing this system in the rural areas,which will significantly help and contribute to solve the rural pension problems and improve the social security system in rural.But focus on the actual situation of rural real estate policy or institution,and public acceptance of new concepts limited by deep-rooted traditional concepts,the implementation of housing reverse mortgage system will meet many obstacles,but not unsolvable.This thesis tries to analyze the applicable obstacles and the necessity of the reverse mortgage system in our rural area,then based on the experience of housing reverse mortgage system ai home and abroad put forward the countermeasures and suggestions for application in rural.
Full-text is divided into five parts to expound.
The first part provides an overview of the basic concepts of reverse mortgage system, which compactly analyzes the meaning of the theory and briefly introduces several significant features of reverse mortgage system.Then compare reverse mortgage system with the mortgage loans and mortgages, presenting a more exhaustive introduction of this system.This parts also discusses the theoretical basis of reverse mortgage system, in addition, it analyzes the disputes between alienation guarantee-based system, mortgages-based system and pawn-based system, putting forward the issue of this study. The issue is that the mortgage-based system is more operational in China because it fits the actual condition and avoid violating certain kinds of laws or rules which cannot be easily changed.
The second part states comparison and analysis of the operation condition of reverse mortgage system at home and abroad. This part introduced the foreign development of reverse mortgage system in several typical countries, the present situation of our urban housing reverse mortgag
