内容 上海证券交易所和深圳证券交易所成立至今二十余年，期间我国股票市 场经历了不断地发展壮大，成为了我国的“经济晴雨表”，对实体经济发展 有重要的借鉴作用；与此同时，随着我国福利分房制度的取消，我国房地产 在1998年实行市场化，房地产市场迎来崭新的面貌，成为了拉动我国经济增 长的支柱性行业。股票市场和房地产市场是虚拟经济和实体经济的代表， 是国民财富的主体。股市的价格波动直接影响到居民整体的财富总量，研 究这两个市场之间的互动关系，对我国经济的健康发展具有十分重要的意 义。 本文通过对二者关系进行分析，意在揭示股票市场和房地产市场两者之 间的内在联系，得出可行性结论。实证分析中，本文运用了计量经济学软 件EViews对一段时期的数据进行分析，结论总结两个市场相关关系的复杂 性和本次研究的不足，并基于研究结果和借鉴国外的历史研究经验对政策 提出建议，希望能可以促进股票市场和房地产市场健康发展。 Abstract Shanghai Stock Exchange and Shenzhen Stock Exchange since its establishment more than twenty years, China’s stock market experienced a period of continuous development and growth, has become China’s ” economic barometer on the real economy have important reference; meantime with the cancellation of welfare housing system, the implementation of China’s real estate market in 1998，the real estate market ushered in a new look, driving China’s economic growth has become a pillar industry. The stock market and real estate market is the virtual economy and real economy representatives, is the subject of national wealth. Price volatility of the stock market directly affects the amount of overall wealth residents,study the interaction between these two markets between great significance to the healthy development of China’s economy. Based on the analysis of the relationship between the two, intended to reveal the intrinsic link between the stock market and real estate market between feasibility drawconclusions. Empirical analysis, this paper used the econometric software EViews datafor a period of time for analysis, conclusions summarize the complexity of the lack ofcorrelation between the two markets, and in this study, and based on research findings and learn from the experience of foreign policy history proposals, hoping to be able topromote the stock market and real estate market healthy development.
