中原(工商舖) Centaline Commercial 工商舖快訊月刊2013年4月 Market Review April 2013 記招重溫：新招滿月 工商舖市況焦點全面睇 Review on Press Conference: Market Highlights After New Policies Launched for One Month. 中原(工商舖)營運總監潘志明表示，今年第一季截止3月25日，工商舖市場合共錄得約4,428宗買賣成交，較去年第4季約6,480宗下跌逾3成；首季摩貨成交錄得約767宗，較去年第4季約1,046宗下調近3成。自政府推出辣招後，工商舖整體成交量大幅減少達7成，摩貨買賣更幾近停頓。市場減價求售及撻訂個案逐步浮現，不少業主改變投資策略，微賺或是平手離場者佔多。 　　 According to Stanley Poon, Chief Operation Officer of Centaline Commercial, there were approx. 4,428 transactions recorded in the office, industrial and retail property market in Q1 2013 (until 25 March). The total transaction volume dropped over 30% compared to Q4 2012 when there were around 6,480 cases recorded. On the other hand, confirmor transaction slashed nearly 30%, from approx. 1,046 cases in Q4 2012 to 767 cases in Q1 2013. Stanley pointed out that the overall OIR market suffered from a crash in transaction volume by approx. 70% since the government introduced new compressive policies on property market, while confirmor transaction has nearly frozen. Vendors have chosen to reduce asking prices, while some preferred to leave the market at small profit margin or just breakeven. Meanwhile, more and more uncompleted transactions have been recorded also. 工廈市場現減價盤 議價空間增 Price-cut listings appeared in I/O property market, and vendors extended the room for price negotiation. 中原(工商舖)工商部董事郭楚華表示，政府推出辣招後一個月，工廈買賣成交銳減，新招出台後首月錄得約356宗成交，較辣招前一個月約1,033宗下調逾6成；出招後首月摩貨成交更大幅下調約75%至82宗水平。在本港五大活躍摩貨區域中，跌幅最顯著為葵涌，該區摩貨宗數由出招前約76宗急跌至14宗，跌幅約81.5%。另觀塘摩貨成交亦急跌約7成至15宗水平。 　　 郭楚華指出，辣招公布後，不少持貨投資者心態轉弱，除擴大議價空間外，個別更即時調低叫價，幅度約15%至20%。個別買家趁機入市，市場即時錄得減價成交個案，且多為用家入市。舉例，觀塘日昇亞太中心中層01室，面積約1,279平方呎，業主原叫價每平方呎約HK$6,800，及後買家還價即成，以呎價約HK$6,161成交，減幅逾9%。 Referring to Kennie Kwok, Director, Industrial/Office Department of Centaline Commercial, there was a sharp crash in industrial property sales transaction soon after the new measures applied for one month.
