加强项目风险，减少投资损失，提高项目经济及社会效益。 通过对菏泽市磐石新城房地产开发项目各个阶段进行风险识别和风险评估，可 以得出该项目在投资决策阶段、土地获取阶段、项目建设阶段和项目租售阶段都存 在一定的项目风险。研究结果表明，开发单位要控制该项目的风险，应着重从以下 几个方面着手：首先，综合利用当地的政治投资政策，并进行综合社会效益评价， 减少投资阶段风险；其次，合理利用本地区政府的支持，制定可行的拆迁补偿方案， 并且做好房产的预售工作，弥补资金的不足，减少土地获取阶段风险；再次，制定 严格的设计变更审查制度，优化项目设计方案，完善的企业内部控制系统，减少项 目建设阶段的风险；最后，大力投入广告以及相关媒体的宣传力度，并采取不同的 销售定价策略，减少租售阶段的风险。 关键词：菏泽市磐石新城房地产开发项目；项目管理；风险管理 Study on Real Estate Development Project Risk Management of Heze Panshi City Abstract With the progressive development of Chinas socialist market economy and the continuous improvement of peoples living standards, real estate development at the macro level has been out of the brewing and exploration stage, rapidly developed into the basis of the national economy, guiding and pillar industry and stimulating the development of related industries, one to support the rapid development of the macroeconomic important industry groups constitute the main source of national income. Especially after Chinas accession to the WTO, the real estate industry has gradually become Chinas a very important area of investment, and promote the rapid development of Chinas real estate.
