摘要 本报告以确定西安市城东“幸福东岸”项目是否可行为目标，主要是对项 目背景及概况、项目市场分析情况、项目定位、项目的开发成本及未来的经济 收益等进行调查分析。然后通过一些经济评价指标，例如投资回收期、内部收 益率、净现值、投资利润率、投资利税率及资本金利润率以及不确定分析等对 项目未来的经济效益作出客观科学的评价。 本文主要包括十个章节,分别为房地产开发项目可行性研究总论；房地产开 发项目可行性研究的市场环境分析与市场调查；房地产开发项目的区域状况与 建设条件；房地产开发项目的规划设计方案；房地产开发项目开发进度安排； 房地产开发项目营销方案；房地产开发项 目的投资估算及资金筹措、房地产开 发项目的财务评价、房地产开发项目可行性研究结论及建议。 关键词：可行性研究 市场分析与调查 规划与设计 财务评价 不确定性分 析 Abstract This report regard that whether the project of Happiness in East coast is feasible as the goal, which is mainly to investigate the background and general situation, market analysis, project positioning ,development costs and future economic benefits of the project .Then, through some economic index, such as the period for recovery of investment, internal rate of return, net present value, profit ratio of investment, profit and tax investment ratio and capital profit margin to make a objective evaluation for the economic returns in the future. This paper contains ten sections,which are the summary of feasibility study of exploitation project of real estate; The construction conditions of exploitation project of real estate; Planning and Design of exploitation project of real estate; Arrangement of project development of exploitation project of real estate ;Marketing planning of exploitation project of real estate; Investment estimate and found raising of exploitation project of real estate; economic evaluation t of exploitation project of - 0 - - 1 - real estate.
