房屋销售管理系统的设计与实现摘要 房屋销售管理系统的设计与实现 摘要 随着房地产在我国快速发展，房地产经历了前所未有的繁荣时期，人们对房 产渴望有增无减。特别是在一线城市，房屋销售企业之间的竞争非常激烈。如何 利用计算机信息管理技术，对房屋销售进行管理，分析客户的需求，提升房地产 企业的服务质量和销售业绩，是目前各大房地产公司普遍需要解决的问题。 本文从房地产销售公司的实际情况出发，设计和开发了基于数据挖掘的房屋 销售管理系统。通过对房地产销售行业的实际调研，对该房屋销售管理系统进行 了需求分析，在此基础之上，给出了系统的总体设计方案，开发了该房屋销售管 理系统的各大功能模块及其子模块。并利用数据挖掘相关算法，对客户基本信息 进行了分析，构造了决策树，并提取了分类规则，挖掘客户的购买意向信息，为 房屋销售管理提供决策支持。论文主要的研究内容包括： (1)分析了房屋销售管理系统的研究背景及国内外研究现状，对房屋销售管 理系统的设计和实现过程中所用到的相关软件开发技术进行了介绍和分析。 (2)根据房地产企业房屋销售管理的实际情况，对该系统进行详细的需求分 析和系统设计，并使用UML建模工具对系统需求进行设计，构建系统的功能架构， 利用ASP．NET技术，对系统进行开发实现，采用SQL Server数据库管理系统，完 成目标系统的数据库设计工作。 (3)研究楼盘销售管理的解决方案，实现楼盘信息实时查阅，研究客户资料 统一管理的策略，解决潜在客户易流失的问题，实现对客户信息的全方位管理。 将数据挖掘与房屋销售管理结合，研究数据挖掘在销售管理中的应用，通过对数 据的挖掘分析，为领导的决策和销售策略的制定提供参考依据。 最后对系统进行了主要功能模块的实现，结果表明该系统的设计与开发基本 能够满足房地产公司对房屋销售管理的基本需求，达到了系统设计初步的要求。 通过对该系统的研发与实施，规范了房屋销售管理流程，并利用系统数据挖掘对 相关数据进行分析，判断客户的购买意向，提高了客户服务和销售工作的针对性， 为领导的决策提供有价值的参考，并最终提高企业的销售业绩。 关键词：房屋销售：数据挖掘；决策树；SQL Server 2008 II 万方数据 Ab Ab stract With the rapid development of real estate in our country，real estate experienced an unprecedented period of prosperity，and people are longing for real estate continues unabated． Especially in the first—tier cities，housing sales competition among enterprises IS very fierce．How to use the computer information management technology to manage the housing sales，analyze the customer needs and improve service quality and corporate real estate sales is the major real estate companies generally need to be resolved at present． f’mm the actual situation of real estate sales company point of view．the design and development of housing sales management system based on data mining．By Practical researching the real estate sales industry,it analyzed the needs of housing sales management system．On this basis，it given the overall design scheme of the system and developed the system and its sub module．This paper use s the data mining algorithms to analyze the customer’S information，construct the decision trees．extract the classification rules，mine customer pur
