／㈣A ／㈣ A Dissertation Submitted to Guangdong University of Technology for the Degree of Master of Management Sc ience Reasearch on the Measurement and Efficiency of Urban Land I ntensive Use Master Condidate：Chen Jin Supervisor：Associate Professor．Yang Guoqing May 2011 School of Management Guangdong University of Technology Guangzhou，Guangdong，P．R．China，51 0520 摘要摘 摘要 摘 要 伴随着我国城市化的快速发展，城市土地供给和需求之间的矛盾日益突出，城市 土地资源在经济社会可持续发展中的作用也日益凸现，城市土地集约利用对于提高城 市土地利用效率、实现经济社会的可持续发展具有重大而深远的意义。因此，研究中 国城市土地集约利用问题具有重要的理论和现实意义。 城市土地利用是一项多方面相互影响的复杂的社会系统工程。本文将土地报酬递 减理论、区位理论、地租地价理论、城市土地规划理论和可持续发展理论融入到城市 土地集约利用的研究中，在理论分析的基础上，采用比较分析方法、系统分析方法和 定量与定性分析相结合的方法。 本文首先阐述了研究背景、理论意义和现实意义，然后提出研究思路和研究方法， 建立了研究的结构框架，对国内外相关文献进行了梳理，在此基础上简要分析了城市 土地集约利用的内涵，划分和研究了城市土地集约利用的类型以及城市土地集约利用 的相关概念，并借鉴已有研究总结了城市土地节约利用的基础理论和城市土地集约利 用的评价方法，主要包括层次分析法、主成分分析法、因子分析法和数据包络法等。 接着设计了城市土地集约利用水平测度的指标体系，构建了城市土地集约利用水平的 测度模型并以广州、上海和成都为例进行了实证分析，再通过运用DEAP2．1软件进行 数据包络分析对城市土地集约利用效率评价进行了实证研究，得出城市土地集约利用 测度水平和城市土地集约利用效率的相关数据。结果表明：(1)1999,---,2007年上海、 广州、成都的城市土地集约利用综合水平分别在1．1883～2．4405，0．5781～ 1．1739，0．2999---0．6411区间范围内，城市土地集约利用水平从高到低依次是上海、广州、 成都；(2)1999---,2007年上海、广州、成都的城市土地集约利用效率总体来看从高到 低依次是上海、广州、成都，这与城市土地集约利用水平测算的结果相吻合。最后根 据实证研究，提出了城市土地集约利用的政策建议。 关键词：城市土地；集约利用；DEA；效益评价：广州；上海；成都 广东工业大学硕士学位论文Ab 广东工业大学硕士学位论文 Ab stract With the rapid development of China urbanization，the contradictions between city land supply and land demand are becoming increasingly acute，the role that city land resources play in the sustainable social and economic development also becomes marked．City land intensive utility is of far-reaching significance to the improvement of city land utility efficiency,the dynamic total size balance of cultivated land and the sustainable social and economic development．So the research work of Chinese city land intensive utility is ofprofound theoretical and practical significance． Urban land utilization is a complicated social systems engineering which each other in many aspects interact．This dissertation will try to incorporate intens
