塑婆盔堂堡±堂焦堡三主————————————一 塑婆盔堂堡±堂焦堡三主————————————一 摘 要 f在总结西方住宅郊区化过程与理论之后，本文从杭州市经济、区位概况出发，揭 示i蠢莆住宅郊区化现象；分析其机制：指出住宅郊区化的利弊；预测其发展趋势；提 出相应杭州市住宅郊区化的对策与建议。杭州市住宅郊区化现象有区别于国内其他城 市的背景，通过研究，阐明了住宅郊区化对城市内部结构演化的影响，并为具体的房 地产开发、居住设计与建设提供一些具体的建议与指导。y 从杭州市近年来的人Vl变化看，人Vl的由内向外的扩散过程反映了住宅郊区化的 现象，城市的开发重心开始向外转移。并对杭州房地产市场的一些研究，从中可以发 现郊区住宅快速发展的市场要素及其影响下城郊住宅发展的区位选择特点。 杭州市住宅郊区化现象出现于中国改革开放的背景下，随着城市土地有偿使用制 度的建立而触发，中国城市郊区化的机制与西方国家有很大不同。客观分析其利弊， 有助于提出针对性的对策与建议，只有在社会各方面的通力合作下，趋利避害，城郊 住宅才会走向良性的发展轨道。 关键词， 杭州弋 城郊住宅 蒌一 堑坚盔堂堡主』羔皇上垒』上———————————一ABSTR^CT 堑坚盔堂堡主』羔皇上垒』上———————————一 ABSTR^CT After mainly summarizing the western residential suburbanization process and theory，the article goes on describing the phenomenon，analyzing the mechanism．making out the advantages and disadvantages，discussing the direction of the development of residential suburbanization，suggesting the countermeasure on residential suburbanization based on the district and economic situation of Hangzhou．The backgrounds of Hangzhou are distinguished from other Chinese big cities．Via the research，the article points out the phenomenon influences the interior spatial structure of the city．It also shows some way on the city construction． The population variation phenomenon shows that suburbanization exists in Hangzhou city．Now the emphasis of urban development has trasferred．Suburban residences have been largely developed under the direction of market economy factors． The mechanism of suburbanization is complex．Under the background of China’s reform and open policy，the compensation system of 1and use has been setting up．As for the comparison of suburbanization in different countries，it shows more difference comparing China with western developed countries．The paper also gives suggestions on regulation of residential suburbanization after analyzing the advantages and disadvantages objectively．Only in thi s way，which every department works together by making great efforts，can we conduct the healthy residential suburbanization． Keyvords： Hangz
