College of Urban and Environmental Sciences, Peking?University, Beijing?100871, China) Abstract: Market structure of Real estate development enterprise directly affects the rationality of the real estate industrys health and sustainable development. In this paper, in Beijing from 2006 to 2009 the real estate development companies, for example, from the qualifications, paid-in capital, assets, profits and the distribution of practitioners such as start, by the absolute concentration, the Lorenz curve, HHI and the Lerner index market structure analysis. It shows the low concentration of Beijing real estate market, large enterprises and enterprise but not strong, the large number of SMEs, low barriers to entry, intense competition, weak anti-risk, low profitability, and there are some degree of monopoly. On this basis, then we find out the market adjustment of approaches and policy recommendations how to improve the concentration of Beijing real estate development enterprises and how to and reduce the monopoly. Key?words: Real estate development enterprise, market structure, concentration 第一作者：xx(1986-05-10)，男，江苏泰兴，研究生， HYPERLINK mailto:fox520102@163.com fox520102@163.com 1 序言 xx市房地产开发业在改革开放以后有了飞速的发展。特别是近十年来，xx市房地产开发业取得了飞速发展，成为xx市发展最快的行业之一，市场化、产业化、规模化程度也日益提高。但是在社会经济飞速发展、发展要求不断提高的现在，xx市房地产业存在的诸如开发企业规模结构、市场结构的科学性、合理性等结构矛盾问题，是制约xx市房地产业健康快速发展的障碍。研究xx市房地产开发企业的结构，为xx市房地产业科学的产业结构调整提供研究上的支持就显得尤其重要。 2 基本现状 2.1 资质数量分布 2006年至2009年，xx市房地产开发企业从总量上看，数量波动较大，2007年比2006年企业数量减少了194家，减少幅度达到了6.7%，而从2007年至2008年，企业数量增加了745家，增幅达到了27.7%。而2009年房地产开发企业为3171家，与往年相比有7%的下降。 从资质分布上来看，2006年，一级企业数量只占总量的2.15%，二三四级企业数量相当，分别占总量的6%、6.18%和4.41%，暂定资质企业数量占到了总量的81.26%，这也说明了这一时期房地产热吸引了大量的企业进入。这一状况在2007至2008年逐渐平稳，到2008年末，一级至四级开发企业分别占总量的3.41%，7.92%，10.05%以及29.07%，而暂定资质企业比例下降到49.55%。2009年暂定企业数量将为22.2%，四级和一级资质企业的数量增多，比例为33.5%和3.9%。 表1 开发企业资质数量分布 　 2006年 2007年 2008年 2009年 一级 62 90 117 124 二级 173 245 272 251 三级
