东北大学硕士学位论文 东北大学硕士学位论文 摘要 汇宝国际购物中心项目研究报告 摘要 辽宁汇宝国际投资集团于2003年5月取得位于沈阳市沈河区府前巷北地块， 该地块占地面积57512平方米，规划建设购物中心、公寓、写字楼及五星级酒店 四种产品形态，总建筑面积达30万平方米以上，从整个项目的规划来看，该项目 已经超越一般房地产的范畴，其所涉及的产品形态从公寓到商业和酒店，公建所 占比重成分更大，项目的复杂程度较高，应该说属于商业地产的范畴。从项目本 身的特点来看，该项目规划的购物中心属于一停缓建工程，其工程主体结构己基 本竣工，因此，购物中心的建设进度将处于整个项目的领先位置，同时从商业地 产的一般运作方式来看，商业部分的成功对于整个项目的运作、建设以及后期的 发展都将起到至关重要的作用，商业部分在前期将提升整个项目的价值和人气， 为后期公寓、写字楼的上市将起到巨大的推动作用。 该项目中规划的购物中心，总建筑面积达到6万多平方米，同时由于该项目 位于沈阳市非传统商业区，再加之2003年与本项目规划类似的项目在沈阳层出不 穷，如何确保本项目的定位符合市场发展的需要以及如何体现与沈阳现有的传统 商业的差异都将影响到未来该项目的竞争力，从而影响到整个项目未来的发展。 本文从项目所在城市的经济环境、商业地产的发展状况以及城市零售商业的 现状与发展趋势等诸多方面进行了详细的研究，为本项目的定位及未来的运作提 供了足够的决策信息和依据。 [关键词]：商业地产 商业 商圈 东北大学硕士学位论文 东北大学硕士学位论文 ABSTRACT The research papers of huibao international shopping mall ABSTRACT Liaoning huibao international investment group obtained the land in May of2003 which lies in front ofShenhegovernment and north ofthelane．Thisland coversan areaof57512 squaremeters， planed to build four kinds of product shape of shopping mall，apartment，office building and five-star hotel．The total construction is up to more than 300，000 square meters．According to the planning of the whole projact，this project has already surmounted the category of the general real estate．It involves the products from apartment，commerce to hotel and the proportion of the public is larger．The complexity of the projeet is relatively high，it should belong to the category of the commercial real estate．According to the characteristic of the project itsele the shopping center’an originally postponed projeet，has basically been completed in its main structure． Therefore，the construction progress of the shopping center will be in the leading position of the whole project．At the same time，according to the general operation way of the commercial real estate,success in the commercial part will play essential role in the operation，construction and back．end development of the whole projeet．Th
