MBA学位论文作者：乇媛 MBA学位论文作者：乇媛 兰州百合囝小区物业管理问题研究 中文摘要 物业管理是随着住房制度改革的深化而形成的新兴产业，在市场经济日益 发展的今天，它表现出了蓬勃的生机。但是，作为新生事物的物业管理行业， 在发展进程中遇到了诸多的困难和压力，管理中许多不尽人意的现象也会随处 可见，暴露出了一系列的问题和矛盾，这不但影响了物业管理的健康发展，而 且扩大为一种普遍的社会问题，当前解决好物业管理问题，是十分迫切的。所 以，研究物业管理问题具有一定的理论意义和现实意义。 目前，笔者居住的兰州市百合园住宅小区的物业管理活动中存在很多问题， 这些问题在我国的住宅小区中普遍存在，亟待解决。在研究中，笔者通过对百 合园住宅小区物业管理存在的实际问题进行调查，分析问题产生的具体原因， 最后提出了该小区物业管理的总体发展思路及对策建议。 物业管理企业是物业管理行业的主体，企业发展的好坏，关乎物业管理问 题的解决，因此，规范物业管理企业的经营管理就显得尤为重要。文章从企业 发展战略的角度出发，为百合园物业管理企业的经营管理提出了一些建议。百 合园物业管理企业应加强内部的组织建设，采取各种方法提升企业在行业中的 竞争力，从而打造企业的品牌文化。通过实施这一发展战略，相信兰州百合园 住宅小区的物业管理问题会得到有效解决，同时，也希望这些建议对国内具有 类似问题的小区物业管理有所借鉴。 关键词：住宅小区，物业管理，企业，战略管理 MBA学位论文作者：乇媛 MBA学位论文作者：乇媛 兰州百合囝小区物业管理问题研究 ABSTRACT With the deepening ofthe housing system reform，property management is becoming new industry，which shows more and more vigorous due to the market economy’S development． However，as new thing,the property management industry has encountered lot of difficulties and pressures nOW， some undesirable problems and contradictions be everywhere． which not only affects the development of the property management，but also has expanded to common social problem．It is essential to solve these problems．So this topic is being significance both from theoretic and realiSticflly aspect． Nowadays，there many problems be found in the lily garden residential in Lanzhou，in the processing of reaserchment，the author analyzes specific according to the fact problems the property management in the lily garden residential area in Lanzhou．Then， the thesis gives overall developmental thoughts and Strategies Enterprise is the main boay of the industry of property management，the solvement of the problems management is dependented the development of these enterprises．Therefore， standarding the managemental activities of vital important．Nowadays，there many problems be found in the lily garden residential area in Lanzhou，the thesis gives some reasonable advises in term of the devel
