我国住房抵押贷款证券研究 钱洋 摘 要：证券化指的是资产采取证券这一价值形态的过程。在证券化发展较初级阶段，资金的需求 者通过在金融市场的发行企业债券、股票、商业票据等有价证券，直接向资金提供者筹集资金，这 一过程被称为“一级证券化”。此文研究的资产证券化指的是在将近三十年来的世界金融领域中的 一项重要的金融创新，它的主要内容主要是指信贷资产证券化，就是将己经存在的应收账款、信贷 资产集中起来，然后再将资产现金流重新包装组合或者分割后，来支持一种新证券出售给市场的投 资者，相对前者来说，其被称为“二级证券化”。资产证券化以其独特性、交易结构的创新从而得 到了广大金融市场参与者的青睐。总而言之，资产证券化的业务在我国是具有广阔发展空间的，所 以我们应该充分把握住这一机遇，在拓宽融资渠道的同时，树立较好的政策投资环境、法律环境， 为我国的良好经济发展提供动力。 关键词：证券化 ，住房抵押贷款，住房抵押贷款证券化 Reacher Chinas housing mortgage loan securitization and related issues of qian yang Business School of Jishou University, Jishou Hunan 416000 Abstract ：Asset securitization refers to the value of the securities that form the process.
