PAGE PAGE 17 企业资本结构优化研究——以恒盛地产为例 摘 要 房地产业在我国国民经济中起重要作用，是增强国民经济和改善人民生活的重要产业。在企业中，企业资本结构不合理会导致一系列的资金问题，不仅会使房地产企业抵御市场风险的能力降低，而且资金链会变得极其脆弱，严重影响企业的可持续发展。对房地产上市企业资本结构的研究可以帮助我们更好地解决资本结构问题。 本文借鉴了国内外对资本结构的相关研究成果，结合国内房地产上市企业的实际情况，以恒盛地产2014-2018年的财务数据为样本资料，采用了理论与案例相结合的方式进行资本结构的相关研究。在资本结构理论研究的基础上寻找恒盛地产资本结构的现状、发现其资本结构的问题，基于问题分析产生这些问题的原因，最后，提出了其资本结构优化的建议与对策。希望在分析恒盛地产资本结构的研究上，为其他更多的上市公司给出一点建议。 关键词：资本结构；数据分析；结构优化 ABSTRACT Real estate industry plays an important role in Chinas national economy and is an important industry to strengthen the national economy and improve peoples life.In enterprises, the incoherence of capital structure leads to a series of capital problems, which not only reduces the ability of real estate enterprises to resist market risks, but also makes the capital chain extremely fragile and seriously affects the sustainable development of enterprises.The research on the capital structure of real estate listed enterprises can help us to solve the problem of capital structure better. Based on the research results of capital structure at home and abroad, combined with the actual situation of listed real estate enterprises in China, this paper takes the financial data of heng sheng real estate from 2014 to 2018 as the sample data, and adopts the method of combining theory and case to study the capital structure.On the basis of the capital structure theory research, the current situation of heng sheng real estates capital structure is found, the problems of its capital structure are found, based on the analysis of the causes of these problems, finally, the Suggestions and countermeasures for the optimization of its capital structure are put forward.Hope in the analysis of Heng Sheng real estate capital structure of the study, for more other listed companies to give some advice.
