PAGE 17 基于工程项目全寿命周期造价 的绿色建筑项目研究 摘 要 随着世界经济的发展和环境的日益恶化，节能环保渐渐成为一个世界性的主题。绿色建筑也吸引了越来越多的关注。我国的绿色建筑发展虽然起步晚一些，但是查阅近年来的有关研究，发现我国绿色建筑的发展还是平稳向好的，即便如此，目前许多业主和建设方仍不能很好地认识到绿色建筑的优势。故本文基于全寿命周期造价的角度，结合增量成本和增量效益理论对广东省的实际项目进行分析测算。对该项目的有关指标进行测算分析，旨在进一步论证绿色建筑的经济性及其优势。 本文先简要介绍了绿色建筑在国内外的研究现状，然后阐述了本文相关的概念，再从全寿命周期造价的角度出发，提出不同阶段的增量成本和增量效益的测算方式并建立有关模型，最后选取广东省内一个三星级绿色建筑作为案例进行有关分析，结果显示在一定的期限内绿色建筑的增量效益可以弥补其前期的增量成本，最后总结本文的研究不足，并对日后的研究进行展望。 关键词：绿色建筑 全寿命周期造价 增量成本 增量效益 Abstract With the development of the economy in this world and the deteriorating of the environment, reducing the energy wasting and keeping the environment great has gradually become a worldwide topic. Green buildings have also attracted more and more attention. Although the Chinese development of green buildings started late, found that the development of green buildings in China is still stable to the good in recent years according to the relevant research. At present, many owners and builders still do not have a good understanding of the advantages of green buildings. Therefore, based on the whole life cycle cost, combined with the theory of incremental cost and incremental benefit, this paper analyzes and calculates the actual projects in Guangdong province. This paper calculates and analyzes the relevant economic indicators of the project, aiming to further demonstrate the economy and advantages of green buildings. First of all, the essay briefly discusses the investigating progresses of green building in China and out of our country, then explain the relevant concepts of itself, and then from the point of view of the foothold of the paper, puts forward the calculation methods of incremental cost and incremental benefit in different stages and establishes the relevant model, and finally selects a three-star green building in writer’s home province as a case.
